Description of the home

We are a couple with 2 adult girls who have moved out. We have 2 Shelties and a Cavoodle pup and have been living in Campbell for over 25 years. We completed building this studio about 5 years ago and have been making it available for rent since then.

Campbell is very centrally located and is just over a 5 minute drive to the City and the Airport and within walking distance to the Defence precincts of Campbell and Russell Offices. Our property backs on to the reserve that leads to both Mount Ainslie and Mount Pleasant.

ANU is about 10 minutes away, Uni of Canberra 15-20 minutes while Barton/Kingston/Manuka is also just a 10 minutes’ drive.

Campbell has a small shopping centre, but we are also only 5 minutes or so away from Majura Park (Costco, Woolworths, Big W and Aldi), the City or Dickson. We are on two bus routes (9 and 10) to and from the City.

The studio has a kitchen/living room and includes (all in excellent condition) a fridge, dishwasher, washing machine/dryer, oven and cooktop, an inverter (air conditioning and heating), dining table (seats up to 4) and a lounge as well as a wall mounted TV; and the bedroom including a double bed with drawers, as well as an antique wardrobe. Off the bedroom is the ensuite with a heated floor.

All the windows and doors have roller blinds and for the door to the backyard, sheer curtains to allow you maintain your privacy whilst letting the light in.

Wi-Fi is available and all utilities are included in the price.

We also have a pool which you can use when we aren’t using it and we have a large vegie garden, fruit trees and chooks so we can share some of our surplus with you from time to time.

Our Studio is available now and we would prefer a longer-term tenant.

We are looking for someone who is quiet, will respect our property and who will, like us, respect each other’s privacy as appropriate. We are also looking for someone who is cognisant of energy consumption and is happy to recycle appropriately.

Due to its size we are only looking for a single to rent the studio.

As we go away from time to time (mostly with our dogs to the coast), we would like someone who is happy to look after our chooks and collect (and keep) the eggs whilst we are away. If we are leaving the dogs we will get a house-sitter in.

The property meets minimum energy efficiency standards not that that is an issue as we pay the bills.
