Hi, I'm looking to co-lease a 3 bedroom 2 bathroom with large built in robes and balcony, courtyard or deck. I don't need a car space but need a second room as separate wfh/living space. Otherwise a large double bedroom + wfh room in an existing home with one other woman. No subletting arrangements without owner's permission in writing.
I have excellent house-minding and personal references and would ask for excellent references in return.

I work in tertiary education, in a mix of wfh and on campus. Some weeks I wfh every day, other weeks less.
I enjoy chess, classical and jazz music, art, theatre, dance, French language and cuisine, creativity, and walks in nature.
Active and independent, but friendly with it, I'm not looking to socialise much with a housemate, and much prefer separated living areas where possible, but would enjoy the very occasional glass of wine to chat about world events and the arts, or to play chess. I regularly watch European global news, often in French.
Seeking a cosy, serene, comfortable, safe, organised home with a little outside space, large built in wardrobes plus other cupboards/shelves/drawers, and space to dry washing outside and wfh privately. High speed internet is very important, also ceiling fans.
Furnished or partly furnished. I am without large furnishings and large electricals.
10 minutes max. walk to a train/metro station as I don't have a car.
I prefer shoes off inside, and no television in shared spaces. I don't wish to live with a regular drinker. Also no pets/smoking/vaping/gaming/gambling/drugs/parties and regularly pungent cooking odours.
If Northern Beaches, Collaroy only (not Dee Why as I hear there are B1 bus crowding issues there).

Important personal qualities
A flatmate who is quiet, kind, consistent, calm, considerate, practical/logical, tidy, clean, independent, interesting. I appreciate intelligent wit and someone creative, musical (except drums). Someone happy not to have television in shared spaces, and who is not into sports watching at home or discussing sports and celebrity gossip, and domestic drivel. No pets, smokers, vapers, gamers, gamblers, regular drinkers, drugs, procrastination, hoarders. No party homes.
