I have unlimited internet and a split system to use at your discretion. The ducted heating needs fixing but nothing a little floor heater can’t handle. There is also a washing machine and dryer you’re welcome too and dishwasher and a myriad of kitchen appliances you’re also welcome too. Lounge room is fair game!! Tv with Telstra tv attached with most of the streaming already set up. I don’t have any furniture for you though 😅)
We’re on a quiet street with quiet neighbours and I wouldn’t have any expectations of you in terms of lawn and house cleaning (only to clean up after yourself eg dishes). As long as occasionally you could let my dog in and out of the yard when I’m not home. He sleeps on the couch or my bed at night. He’s a big boy, but he’s a good boy just needs to get to know you and I hope you don’t mind his bang crash personality, he’s not graceful)
Also I’m hoping to buy a property in a few months and at that stage would be happy to transfer the lease over if everything is going well and rent etc are being paid religiously. No guarantees of course (I can’t predict what the real estate will want to do but I’ve been here since 2019 with minimal rent increases so could be a find for someone!) but it is my plan to help someone in that way.

This would primarily be negotiable but I’d say a third to a half would be fair. My son and I are never home so it would depend if you were (eg smashing lights and heating then obviously I’d expect extra input in that regard)
