Other information
This bedroom is very large and has been arranged in vastly different ways over its lifetime depending on how you’d like to utilise it.

The room itself measures approximately 5.5m x 3.0m and has an additional window box 2.5m x 1.6m which is perfect as a study or reading nook but has most recently been configured as a wardrobe and dressing space.

The room is adjacent to a shared bathroom which is shared with the two other upstairs housemates (Em and Rach). There is a secondary toilet downstairs in the laundry and Mark uses his ensuite. Generally we leave for work at different times so a house rush for the shower pre-work has never been an issue.

The room is carpeted and gets beautiful morning light. Unlike the other rooms it has a reverse cycle air conditioner!

Home Description

Description of the home

We’re looking for a new housemate to join our 4 bed Victorian terrace in central Carlton.

The house is extremely well located being an easy walk to the CBD, hospital districts, and less than two minutes to cafés, the Lygon crt. supermarket and Nova/ Readings etc. It is literally impossible to get to our house without passing a top rating pizza place. 30 second walk to pizza.

The communal areas are fully furnished so you will only need furniture for your room.

The house has a generous kitchen/dining area and a connected courtyard out the back. We shop and cook separately with a shelf per person in the pantry and fridge.

There is a seperated lounge at the front of the house and it can be a lovely communal space for a few drinks or if you have friends around. We are not a party household, and try to be very considerate of others schedules to keep the house peaceful - But dinners and hangs are absolutely welcome, we want this to be a home!

With each of us working from home once or twice a week the lounge doubles as an office/ general use space. We'd be able to get creative and make space for another desk if needed.

There is no car permit available currently as we are only permitted two per household. This has traditionally been offered in order of move-in date. Previously alternatives have included car share programs or parking in a nearby suburb if it is used infrequently.

Home features

  • Broadband Internet
  • Dishwasher
  • Clothes washer
  • Study or office
  • Courtyard, garden or yard

Bills and expenses

Bills are the standard electricity, water, gas and internet. These are split four ways equally. Aproximately 130 a month, much less in Summer. We try to be very energy conscious particularly in winter as this is an old house and very inefficient.

You will be required to sign onto the lease with our rental agency Little Real Estate.
> Bond is $1,062.50
Paid to outgoing housemate
> Rent is $1,103.46 per month
Paid to Real Estate and automatically deducted individually on the 4th of each Month.
> A tenant transfer fee $200ish charged by the estate agent of (waiting for confirmation of current cost). Traditionally is covered by the incoming housemate.

About occupants
Emily, late 30s, works in the bicycle industry so is usually sneaking out of the house for early morning bike rides before work. She is on a first name basis with her local pizza shop.

Rach, early 30s. Works in the city in law/government. Loves a wine and a chat, and getting out with her friends on the weekend.

Mark, mid 30s. Works in Health and research. When not off for a boogie on the weekend can be found going camping or settling in for a movie session in the lounge.

Everyone is fairly independent doing their own things, though we tend to be usually around for a house dinner/drink every so often. The house has a friendly but mature vibe to it.
Compatible people
You’ll ideally be around the same age, same stage of life and have your stuff together.

The house is pretty well furnished, so ideal for someone with a bedroom setup and not much more.
Description of pets
No current pets. Open to them, but at the responsibility of the owner due to our busy schedules
