Home Description

Description of the home

Two-bedroom apartment with courtyard on Lygon Street, Carlton. Downstairs is the kitchen and small lounge; upstairs is two bedrooms, shared bathroom, laundry and linen-press.

The available room is small/medium in size and has north facing windows. It has a pleasant aspect onto mature trees, and good natural light. It also has a built in wardrobe.

The house is currently furnished so no need for furniture at this stage although you will need to provide a mattress and possibly a bed base.

It is located near Melbourne University between the 'Reading's End' of Lygon Street and Vic Roads. There are multiple tram routes and bus routes in the area.

There is onsite parking available, but it will involve parking in the guest car-parks. It may need to be re-assessed, but a local permit is also available.

Room currently has daughter's things in there. Pics to follow.

About occupants
Hi! I'm Daryl. I'm 53. I'm a mature aged student and I'm studying a Master of Information Studies full-time. I have a daughter who is now 15 and stays with me about a third of the time. The cost of living has hit home since returning to study, so I'm testing the idea of renting her room and making better use of the apartment space. The solution would be that my daughter will stay in my room when she's over, freeing up the spare room for another person to live in the apartment. We're looking for a woman to share the apartment, ideally aged around 40-55, with similar interests. Overall the apartment is functional but small, so anyone looking to apply will need to be comfortable / aware of the close proximity of the rooms and spaces, or perhaps be working regionally at times, and only need a city-base for several days of the week.

I'm usually up and out of the house early during the week. I make the most of the local libraries for study. Evenings are usually spent noodling on the computer and maybe watching some shows. I used to have people over more often but the place is small; these days I'd rather head out to meet up with others.

Full disclosure of cons and pros:
Pros.
(1) It's a great area. It's close to the city, parks, swimming pools (Carlton Baths and City Baths), Universities, galleries, etc. I ride my bike mostly and can easily get around Northcote / Fitzroy / Brunswick / CBD.
(2) The apartment has a courtyard and garden.
(3) The complex is gated and secure.
(4) There is parking available. It's probably easiest it you don't have a car but I can arrange something/somewhere to park on site (using a guest site) or swap.
(6) Stable, pleasant neighbours

Cons:
(1) The room is medium but still on the small side.
(2) The entire apartment is functional but very small. Sharing will be challenging at times.
(3) The bedrooms have high internal windows so there can be light from the bathroom or corridor light at night if they are switched on by others in the apartment.
(4) Don't expect mod-cons. No dishwasher. They are older appliances.
(5) Carpet impossible to keep clean so visually can be unappealling!

Pics to follow. Reach out to discuss. I'm not in a hurry to rent the room. Due to the small size of the apartment, and sharing occasionally with my daughter, it is important to find a flatmate who will be able to make it work.
