Large unfurnished room, available mid-January, in a lovely brick house. Great location on Hawthorn/Richmond border, just past the river.
The house has:

- Heaps of storage in the under house cellar/workshop
- Secure carport, as well as additional parking in church carpark next door
- Each bedroom has a wall mounted air con unit, built in robe with floor to ceiling mirrors and roll down black out blind
The room available is unfurnished, spacious and can easily fit a double or queen bed.
Close to public transport - route 70/75 tram stop 2 minutes walk and Hawthorn train station 10 minutes walk.

Bills and expenses
Rent and bills are split equally. Given we're splitting 4 ways, everything is pretty affordable. Costs are:
- Rent paid monthly $931.25 each
- Bond (approximately 6 weeks rent) $1230.75
- One-off lease transfer fee $220
- Internet paid monthly $26.75 each
- Electricity paid monthly approx $30-$40 each
- Gas paid every second month approx $50-$75 each
- Water paid quarterly approx $60-$70 each

Ideally you are 28+ and working full-time. No couples and no pets.
You will need to sign onto the lease, which is month-to-month. We are looking for people who want to stay long-term, at least 6 months, but ideally longer.
