This is a modern spacious townhouse, in good condition, and packed with plant life, and in a brilliant location for getting around Melbourne, very close (5min walk) to Melbourne University, the Royal Children's Hospital, and the Royal Woman's Melbourne hospital if thats where you work or study. With the high ceilings, and lots of light, of the spacious main living area and with both occupants having their own space (Basically floors) to themselves, and office on the ground and 2nd floor respectively, everyone has their own private space but also a good shared space as well. It’s hard to find a 2-person place this nice, light, and this close to the city.
We’re also 5 mins walk from trams, grocery store, Errol St, Queen Vic Market, local pubs and bars, and petrol station. As you might have guessed the greatest asset of this property is its central location and the fact two occupants can comfortably share the house will having their own floors in essence.
Ground Floor: THIS is the room up for offer. Largest Bedroom and garage/office or large storage space.
There is street parking available as well although you have to apply for council as well for this.
Ceiling is 3.5m high and 4m x 4m wide.
1st Floor: Kitchen, dining and lounge room, laundry room, 2nd bathroom (toilet only). Main Balcony.
2nd floor: Main bathroom with shower and bath. My bedroom and office and small balcony.

• Air-conditioning and living area heating (1st Floor, 2nd Floor) - Ground floor room stays cool in summer although a fan is recommended.

Bills and expenses
Terms:
$1340 per month (paid on the 15th of each month).
Bills are
1. for unlimited internet NBN, $40 per-month each.
2. Water comes every 3 months and is divided 50/50.(Roughly $20 per month 3 months each)
3. Power comes every month and is divided 50/50. (We try and be mindful of energy use where possible).(Can vary in Summer/Winter between $70-$100 per month each)
Everything else we pay for ourselves including food.
The kitchen is largely stocked already with all your required cooking utensils.

I'm in my late 30's and love a great chilled out house where both flatmates all get along and feel welcome when they get home after a long days work but also give each other a lot of space. Home should be sanctuary, quiet and restful. And kept clean. I work 9-5pm style days locally and keep myself busy with film going, travel, exercise, going out, and a bit of music.
I like to keep the house pretty well maintained and very clean, I'm ideally looking for someone over 25, in full-time employment with a mix of office work and WFH, someone who can bring their own style and chilled out energy to the house.
Preferably of the quiet and introverted but chilled and friendly variety, someone open, warm, and welcoming, who pays bills on time without niggling over details, cleans up after themselves in both kitchen, bathroom and flat cleaning time and generally has a relaxed and introverted air. And must love plants.
Looking for someone who also goes out to work rather than works remotely all the time. A mix is best I think.
Someone generally doing they socialising in town rather than dragging half of town back, and are respectful of other people and their things. Home should be quiet sanctuary.
Be nice to be able to sit with a wine and chill about the world, but also respect privacy when everyone has got the pressure on.
Someone with a sense of wanting to make Melbourne home and be accountable for the house themselves.
Anyway, I've gone around in circles but really saying I'm hoping to find someone clean, tidy, efficient, quiet, easy-going, and diligent and expects the same from their housemate, me in this case.
