The house is coming to the end of it's 12 month lease, after that it will be month to month. You will be required to go on the lease.

The house is located across from Bell Primary in Preston Lower. There are a few basic amenities nearby, with High St and the Preston South Shopping Centre (Woolworths, Aldi, various takeaways) 1.5km away. Preston Market 1.8km, Psarakos 2.2km.
Bell train station is 1.3km away, 400m to the no. 12 tram. Plenty of street parking out the front. Great access to the Merri Creek bike path and surrounding parkland.
Inside there is a lot of space, with a separate lounge, dining, & coffee nook at the rear. Large kitchen with auxiliary benches. Bathtub & a separate toilet. Best rain shower head. The house is fully furnished except for the available bedroom. The dining room is open to configuration by the incoming housemates, be it an office, studio, creative space etc. Whatever is practical.
Outside there is a massive backyard which is in shade for most of the day. Vege patches, multiple seating areas, a coal smoker BBQ. Small shed with a bit of space for storage. Since moving in two years ago it has mostly been my duty to maintain this outdoor space.
The place is really quiet, despite it's proximity to Bell St & St Georges Rd. I enjoy living in a fairly tranquil space, though after years of travelling I do enjoy returning the favour by putting friends up for the night when they're in town.
Being an old house there are a few repairs required around the place, which I am in the midst of dealing with. I take responsibility for attending to these matters.

Bills and expenses
Bills are split evenly. They consist of internet, electricity, gas, & water. I am quite conscious of my utility usage. Average cost would be around $80 - $100 each per month.

Hi! I'm 37 years old. I work part time, mostly in rope access. I usually have a bunch of projects on the go, ranging from gardening, to random home improvements, to general tinkering. My interests include bouldering (weekly), skydiving (monthly), & meditation to name a few.
I enjoy living in a clean & organised space, with housemates who are social. I like to share meals and household responsibilities where this is practical. I'm more than open to negotiation that results in a balanced living situation for everyone involved.
I don't have any pets though the neighbours Ragdoll cat used to live here so he comes & hangs out quite often. The backyard would be perfect for a dog.
