Room is CLEAN, about 3.5m x 3.5m, polished floorboards, wallpaper (discrete striped pattern) & high ceiling. FULLY furnished with retro things - freestanding wardrobe, single-sized bed, 2 x bedside tables, chest of drawers, mirrors, small table/desk, 2 x chairs, blanket/storage box, laundry hamper & side lamps. Gets good morning light, but can become reasonably dark after about 3pm - fantastic for shiftworkers needing to sleep!!
The room CANNOT be rented partly furnished or UNfurnished. The house has nowhere to store anything.
Rent of $330pw is paid calendar monthly ($1434) and includes: Utility bills (gas, water and 'fair use' of electricity) bedlinen, bedding & some household basics (eg laundry powder & dishwashing liquid) It also includes the exclusive use of a separate small (150 litre) fridge & a bike with helmet.
Internet is included, but it is only suited to emails/surfing NOT streaming/gaming - it is NBN, but completely unreliable & breaks down regularly in the whole neighbourhood.

Best suited to WHVs, 'new arrivals', students, shift-workers, or eco-friends seeking quiet, private, cheap, no frills housing (for 3 months or more), where super-convenient location & lifestyle compatibility with housemates is more important than the age & size of the house.
You must be willing to come meet us & inspect the room/house in person. No ZOOM/Facetime interviews!
An authentic Victorian-era cottage retaining its heritage look, it is VERY cute, cozy & historic (has some cracks, squeaks & wobbles common to its age) and lived-in type clutter, because it is completely set up.
Nearly everything is old, vintage or retro, homemade, handed down, recycled, upcycled, repurposed or mended. All with stories behind them! While these things are not modern or 'perfect', future housemates need to respect that this old stuff is to be treated kindly, being valued by their owners as family heirlooms.
There is no couch in the living room as a small centrally-placed meals/sitting area fills that function. There is a TV in there, so this sitting area is the communal hub of the home. It is at the end of the hallway & next to both the kitchen & bathroom - it can be a high traffic zone!
The kitchen is fully fitted out.
Gas cooking & gas instant HWS.
Internal toilet & internal bathroom that doubles as the laundry. The shower is over the bath.
Garden is a 'natural' TINY shady-green unkempt urban jungle wilderness, NOT big enough for entertaining or BBQs so it attracts lots of birds and critters - we always leave out dishes of water they can access. There is a compost bin, a few trees, lots of potted plants, a tiny paved area & good sized washline for drying your laundry.
Also currently much random stuff is stored out there because my schedule holds up selling it/dealing with it. The wildlife hangs around or will run over the roof at night, raid the compost or nibble potplants, plus occasionally may try to come inside (possums) if the door is open! It is therefore a NO PETS house.

Bills and expenses
Some household necessities, bedlinen, bedding, the use of a separate small (150 litre) fridge, a bike, helmet & Utility bills are included in the room rent. This means gas, water and 'fair use' of electricity cost. Internet cost is included (BUT it is for emailing/surfing, NOT gaming/streaming as it is TOTALLY unreliable and crashes frequently in the WHOLE neighbourhood). We live a reasonably wastage-free and environmentally-conscious lifestyle, meaning the bills are generally fairly stable all year - we turn off lights and things not being used. The house is well insulated, so close doors /windows first & put on a jumper, before simply turning on a heater (they TOTALLY suck the power, so if you want to live only in t-shirts & shorts during winter then run heating 24/7, you'd be asked to pay extra to cover your heating costs!) We dry our laundry out in the open air.
Some household basics are also included in the rent amount (dishwashing liquid, laundry powder)

Envera - a quiet-living, busy person doing LOTS of voluntary community work, 7 days a week including in rural Victoria, so away sometimes. Each day can be 19-21 hours long, so EXTREMELY conscious of time & schedules. Many diverse interests including research, DIY / crafts, cooking from scratch, keeping fit /active /strong & horticulture. Friendly, clean, considerate, kind & thoughtful, not into creating class divides. Loves being active, informed & productive! Rarely does much other than work/volunteer/study/house/garden stuff & never gets food delivered! May half-watch TV docos, doing something else at the same time. Loves deep, philosophical or spirited conversations not small talk. Semi vego, simple- and frugal- living, right into reducing 'consumption', waste minimisation, recycling, repurposing, upcycling, passivhaus climate control & all sorts of eco stuff. Minimizes chemical use around the house as has a SENSITIVITY / ALLERGY to alcohol (including most cleaning products that contain it) Also ALLERGIC to chilies (!!!) Housemates need to be (very) occasional drinkers at home and non-partiers, as even smells of SOME alcohol types can trigger symptoms.
Arash - quiet-living very well-travelled, very well-educated International guy moved from USA who's in his late 40s, omnivore, non smoker, almost non-drinker (loves an occasional beer!), optimist, polite & respectful, friendly, & working part-time in demographic analysis/ social research. A good cook really into study, (doing a PhD thesis, so VERY focussed!!) sports (rugby, soccer, AFL) research, politics, music, technology, volunteering, deep conversations & occasionally goes out socializing - particularly his culture's gatherings. Unfortunately, despite being a really great guy, he will often not do cleans on any regular basis.
NOTE: The house can only accommodate a MAXIMUM of four people at any one time, but usually there is only 3 people living here (one person per bedroom) - not overcrowded at all.

- Eco-conscious: composter, waste minimizer, recycler / repurposer, chemical abhorrent. (NO candle-burners, oil-burners, incense-burners or electric blankets - the house Insurance Policy forbids it)
- Prioritizes rent being paid in full & on time (as rent INCLUDES the share for bills).
Strange as it seems, people of shorter stature (under 190cm / 6ft 2in) are best suited to the house, due to low-hanging lightfittings, rangehood and shower rail.
