The room on offer is approx 3.5 x 4 metres, allowing plenty of room and accommodating a queen size bed, side tables, desk and wardrobes. The window is southern facing onto a park at the rear of the building, so you get to enjoy some fresh air and a relaxed view.

Description of the home

A 2 bedroom apartment in the Carlisle building on Campbell Street, facing Harmony Park. The building enjoys full shared amenities (gym, pool, spa, sauna etc...) and has very high ceilings (about 3.5m) making the place feel very large and open-aired, a lovely contrast to standard apartments in the city.

The room will be unfurnished (photos are from my current housemate's furniture), however the rest of the apartment is pretty much fully furnished so it shouldn't require much investment.

The apartment also has access to a resident's car space in the building - this is rented out so will not be available (the requested rent for the room includes the benefit).

The building is about 5 to 7 mins walk from Central, Gadigal and Museum stations as well as Oxford Street. Because of the location, you get to enjoy virtually all the benefits of being in the city whilst also being able to enjoy some peace and quiet, as you aren't right on a main road.

Bills and expenses

Utilities (gas, electricity, internet, cleaner) are shared on a 50/50 basis for ease and convenience.

You are welcome to use my streaming services, although given the number of them I chop and change based on what I'm currently watching.

Food and groceries are negotiable - I'm happy to either share cooking arrangements or do this in parallel, so long as it works for both of us. A common sense approach would be appreciated, including for sharing of grocery bills where items are commonly used (or just an ad hoc quid pro quo).

About the occupants
Hi! My name is James, I work in the Department of Communities and Justice at the NSW Government. I have steady weekday office hours (presently I am working from home 3 to 4 days a week). I go to classes at Pole Athletica and Sydney Dance Company, and try to stretch or meditate every day. I also enjoy yoga, gaming and reading. I'm an ambivert but lean towards the introverted side, and more of a night person than a morning one.

I'm domestic / sensible during the week, and I make the most of my weekends for socialising, housework and relaxing. I'll generally eat out at restaurants over hosting house parties, as I like to make the most of living in the city.

These days I'm a relatively quiet person (with my fitness schedule and work demands you won't see me keeping you up with dinner parties or friends coming over mid-week), and in that vein I would prefer someone who is also looking for a quiet, relaxing place to live - ie not have friends or one night stands over at 11pm on a Tuesday, for example.

I like to take advantage of living in the inner-city, so I tend to go out with friends to restaurants and bars over hosting parties at home.

I consider myself organised, neat and tidy and I would be expecting similar standards to keep living arrangements fair and avoid conflicts of expectation. My shared living philosophy is to clean up after your own mess and to share the chores. I have a cleaner who comes in once a month, and am open to how this works (or doesn't) for you.
Compatible people
I like sharing a place as it is nice to be able to have a chat and unwind with someone at home, expose myself to new ideas and learn from others, but at the same time I have my own group of friends and life to live. I've found that a balanced approach is key to positive and successful shared living, so while it would be great to have a social night out with the housemate every once in a while, I'd appreciate having someone who also has their own social outlets.

Common interests are nice however when it comes to housemates I think someone who has similar domestic views is more important, as that will heavily influence the atmosphere and rhythm of the home - and having a peaceful place you can rest, relax and retreat to is such a significant part of one's life.

I'm otherwise quite open-minded and easy going. I also feel that for a shared living arrangement to work longer term there needs to be communication and mutual respect of each other's hours and space, regardless if you're a morning person or night owl.
