Hi. Please take the time (2 minutes) to read the whole advertisement as there are some important points in it that will save us both time.

I’m looking for a considerate non-smoker intending to stay at least 6 months. In terms of being social here, you need to at least have the willingness to acknowledge people here and say hello when you see them. You also need to be in the habit of cleaning up after yourself (especially in the shared areas).

People here live pretty independently but are friendly, civilised and considerate.

About the flatmates:
Right at this moment there is one female and one male (aged in their 20s) in the rooms on working holiday visas. NOTE: I’m a semi-retired middle aged guy with a telecommunications background who looks after the place for the landlord. I live on the property but not in the main house. Generally the house is populated with international students or people on working holiday visas.

There are two showers and two toilets (one separate) so there aren't bathroom traffic jams.

There is a washing machine and covered (from rain) clothes line to hang out clothes for drying.

Included in the rent is a cleaner who cleans the shared spaces every two or three weeks.

HOUSE RULES:
There are some house rules to keep the place sane and livable for everyone:

1. Don't waste electricity/water/gas. Keep shower time to an average of 10 minutes a day. Use heaters sensibly; Use only to bring your room to a comfortable temperature (neither hot nor cold) with warm clothes on. As bills are included in the rent, this keeps the rent as affordable as possible.

2. Always clean up after yourself (for example if you spill stuff, leave a mess on the stove top, or leave a mess in the bathroom) clean it up promptly so shared areas are kept clean for the next person using them.

3. Use headphones for audio (such as music/media/internet etc).

NOTE: some people get confused about the "minimum stay" section. For this place it is one month. That just means rent is paid per calendar month and one calendar month notice is required if you want to move out.

Bills and expenses

Utility costs are included in the rent (this is for everyone’s convenience but is conditional on people not wasting electricity, water and gas). IE during winter wear warm winter clothes and only use heating to take the chill off the air, as opposed to creating a sauna :)
