Room for rent in Ferntree Gully.

I live in the home and own it (so I am the landlord, handy if anything needs fixing quick). I work fulltime as a social worker doing a combination of work from home and office based work. I am fairly busy after work with my various hobbies so am out and about quite a bit.

My place is in Ferntree Gully behind the Tim Neville Arboretum, feel free to google it. There is a train station 12 mins walk from where I live (Ferntree Gully Train Station) and is literally 60 second drive to get there if desperate. The train line (Belgrave line) goes direct into the city which is super handy having a city direct train line only walking distance from home for those nights in the city.

My girlfriend lives with me, so my housemate has to be comfortable living with her also. She works from her clinic so is out of the home most days from pm to late.

Rent is $270 per week ($1170 per month), with $500 bond (refundable on end of tenancy).
High speed NBN internet included in the price of rent, however bills (elec/gas/water) will be divided to ensure we are using utilities mindfully.
Happy for the new tenant to stay as short or as long as they want, no need for any locked in timeframes.
Bedroom and house is fully furnished as seen in images. Room has a built in wardrobe with sliding mirror doors which I just had installed. I have a desk to add to the room and the floors are being redone with new hybrid flooring (done by 7/1/25).
However I can remove items in the bedroom if the tenant prefers should they have their own items.
I would prefer the new housemate not add bulky furnishings for the common areas as I like to keep the home minimalist and clutter free but you are most welcome to furnish your room however you like and can add your own personal kitchen wares or simply use what I have already.
House is fully furnished and has everything you need:
-Self cleaning pyrolytic oven.
-Microwave and airfryer.
-Gas stovetop.
-Dishwasher.
-French door fridge/freezer with ice maker and blast chiller.
-4k 120 htz QLED TV in the lounge with PS5.

I'm 36 turning 37 this year, half Filipino/Australian, born and raised in Aus. I grew up in regional Vic and moved to Melbourne about a decade ago. I usually like to spend my time at home during weeknights just chilling as I work fulltime Monday to Friday and have sports/exercise on most weeknights and even weekends. I regularly enjoy playing badminton, basketball and also race go karts as my weekly hobbies. So I am pretty busy through the week and like to just chill at home on weekdays after/before my sports.
I only rarely have friends over to my house just because I like to treat my home as my private sanctuary, this is not a party house.
I'm a strictly no drugs person, I don't welcome drugs into my home and would like my prospective housemate to be honest upfront about whether drugs are a current recreation for them.
Being from a South East Asian background, my home is a shoes off home (my floors are newly renovated and brand new as of 7/1/24), so I hope you don’t mind this respectful custom.
