Furnished room to rent in a large new home located in the beautiful Yallambee Estate in South Mudgee located just two minutes drive from the Mudgee Golf Club, Bunnings and the St Matthew’s School. The home has fantastic views across the hills/mountains of Mudgee and the stunning Cudgegong Valley.

My new home has a large open plan up market kitchen dining area with mostly SMEG appliances and a large timber dining table. My home has two large lounge rooms (one is a Media Room), a generous laundry and a large outdoor patio area with dining setting, outdoor fan and heating.

You will enjoy shared access to the main bathroom (contains large bath, shower and toilet). Kitchen, dining, laundry, lounge rooms and outdoor areas are shared with the home owner (31 year old gay male who has his own ensuite attached to master bedroom).

House is beautifully furnished with large chaise lounges, dining table, large screen TVs, outdoor dining, fridge, new washing machine, oven/cooktop, dishwasher, microwave, kettle, toaster, plates/bowls and utensils. House has ducted air-conditioning (heating and cooling) and solar.

You will have access to unlimited high speed NBN. All bills are included in the weekly rent.

Entire property is very clean, immaculate and well looked after. I am a very tidy person and I expect the same from the person who moves in.

Strict Conditions:
- No smokers
- No other pets
- You are fine with the owner's friendly little dog being inside some nights (he just lays on his doggie bed)
- You provide two week’s bond up front
- If you move out you are required to give at least two week’s notice
- No parties or loud noise
- No other people allowed to come over to the house
- Respect everyone’s privacy and morning + bedtime routines (no noise after 9.45)

The home own (myself - Adrian) will be residing in the home as well.
